Faulkner Ranch

Few Texas ranches hold more notoriety than the famous YO ranch.  Going back to the 1880’s Captain Charles Schreiner, a Texas Ranger, Confederate soldier, merchant, banker and rancher amassed over 400,000 acres with headquarters located in the Hill Country about 40 miles west of Kerrville near Mountain Home.  He was a tough but articulate man who generated great wealth in several endeavors, but ranching was his purpose in life.  He raised sheep, goats, Longhorn cattle, champion quarter horses and introduced exotic species of wildlife to the state of Texas.  Capt. Schreiner, as he was called, was the first rancher to install 8 ft. deer proof fencing.  He undoubtedly had a vision regarding wildlife that would eventually spread throughout Texas
.

In 1978 Bobby Shelton, an heir to the legendary 800,000 acre King ranch, came to the Hill Country looking for just the right place to implement a plan to grow South Texas-sized whitetail.  He chose 35,000 acres that was once part of the YO and was known as the South Fork ranch.  The subject 1,306 acres is part of that rich Texas legacy.  This part of Kerr county is known as The Divide.  Mr. Shelton chose this area after much research and input from game biologists.  The Divide, at first glance, may not appear to be big deer country, but the area is rich in God-given nutrients and protein and there was an over abundance of deer.  Mr. Shelton’s plan was to re-high fence the entire 35,000 acres, decrease the number of deer, cull inferior genes, protect trophy DNA, get the buck-to-doe ratio down to 2 to 1, protect and nurture the browse and protein, create supplemental protein stations and allow the deer to reach maturity.  These were unique concepts for the time but history has proven that a cow man from South Texas was way ahead of the game when it came to raising trophy deer in the Hill Country.  The YO and South Fork ranches are known throughout Texas as pioneers in deer management.

SIZE
: 400, 906, or 1,306 acres.

LOCATION
: The subject ranch has excellent location and access.  Being approximately 45 minutes west of Kerrville one has all the modern conveniences and medical services.  The ranch fronts highway 83 for 11/2 miles and is about 5 miles south of the intersection of highways 83 and 41 (Garven’s store).  It is 1 mile north of the highway 39 intersection and lies on the east side of highway 83.  The ranch enjoys close proximity to Leakey ( 20 miles), Hunt (25 miles) and beautiful Lost Maples State Park.  There is an excellent paved road through the middle of the ranch.

IMPROVEMENTS: There are no structures on the ranch but there are several awesome building sites with big Oak trees and tremendous Hill Country views.  The elevations are at a county high of 2,400 ft. Electricity services a submersible water well.  Two other wells are pumped via gasoline-powered generators.  There are 2 windmills, one is not in service.  The ranch has been strategically cleared of cedar for hunting visibility and cattle grazing.  There are 4 hunting stations with blinds, protein (year-round) and corn feeders.


MINERALS: Conveyance to be determined.

WILDLIFE: The ranch has been strictly managed for whitetail deer.  Only management bucks have been harvested over the last 5 years.  There are some trophy axis deer as well as blackbuck, a few sika and lots of turkeys.

MLDP – LEVEL 3: This ranch qualifies (and has received) the designation from T.P.W.D. (Texas Parks and Wildlife Division) which allows whitetail hunting for 5 months-October 1st to February 28th.  Strict harvest records must be kept and provided to T.P.W.D. each year.  This is a plus, plus!

TAXES: The ranch qualifies for Ag exemption which means much lower Ad Volerm Taxes.  (Note: This exemption must be reapplied for upon change of ownership.)

COMMENT: This is an opportunity to own a piece of Texas Ranch heritage!  Very few ranches have the history and name recognition of once being part of the famous YO and South Fork ranches.  Besides excellent access, condition and management the subject ranch has similar –sized and larger neighbors that are committed to trophy whitetail management.  You’ll love this ranch!
